The removal step depends on getting containment right first
Cutting out affected drywall or framing without sealing off the work area just spreads spores through the rest of the house. A sound approach covers where moisture is entering, ambient humidity, how far the material damage extends, physical containment during demolition, and a check afterward that the fix held.
Build a complete scope
- The wetting source, found and recorded before a cleaning price is set
- Whether any of it traces to a past storm event still sitting inside a cavity
- How the work area is contained and how air is managed while it is open
- What comes out and what stays, with the judgment written down
- Verification afterward, plus the drying or ventilation fix that stops a repeat
Mobile context
The Gulf Coast supplies conditions for growth nearly year-round, and that is the difference from an inland city. Humidity here rarely drops far enough or long enough to dry an assembly out on its own, so a wall or crawl space that takes on water stays wet, and material that feels dry at the surface commonly is not. Two consequences follow. First, moisture left behind after a storm event does not resolve itself -- Hurricane Sally in 2020 produced a long tail of problems that appeared inside walls and ceilings months after the visible damage was repaired, which is the pattern worth expecting. Second, air conditioning creates its own risk in this climate, because cool interior surfaces and humid air meeting inside a wall cavity produce condensation with no leak involved. Older assemblies in the historic districts hold water longer still. Correcting the moisture path is the work; cleaning alone is not.
