Will you guarantee me a provider?
No. How quickly someone responds, what they're qualified for, and what areas they cover all depend on the individual provider.
Can a photo provide a final diagnosis?
Not reliably. A photo shows surface staining, but what's happening inside a wall cavity or under a raised foundation usually needs someone to look in person.
Should I obtain multiple proposals?
If it's not an emergency, yes -- lining up a couple of written scopes side by side tends to reveal real differences in diagnosis, materials, prep work, testing, and what's excluded.
Who verifies licenses and insurance?
That falls to you, the homeowner -- confirm the provider's credentials, insurance, permits, scope, and warranty before authorizing any work.
